Development
MG&A creates effective real estate development strategies that

MG&A provides comprehensive project management during the pre-development
and transition-to-construction phases of a development project.
Project management capabilities include management of due diligence
procedures and documentation, predevelopment accounting and reporting,
project plan development and design vendor coordination, financial
pro forma development, partnership structuring, capital structure
determination, acquisition and disposition management, marketing
and public relations coordination.
Image and Identity Package

Market Positioning
MG&A provides detailed market analysis tools that document and
analyze a wide range of data sets including retail, office, residential
and hotel real estate information, existing and projected demographic
conditions, road improvement projects and average daily traffic
counts, zoning issues, infrastructure availability, synergistic
and competitive facilities, environmental assets and nuisances,
institutional relationships, and other factors that affect marketability.
Based on market research and analysis, MG&A develops a market
strategy to sharpen the marketing focus and maximize market acceptance
and penetration. This process initially involves positioning each
projected use within the regional and sub-market development pattern
as well as creating a project image and identity, “the story.”
Brokerage Services
MG&A assists in the evaluation of potential acquisitions that
best meet our client’s determined needs, objectives and criteria.
The first step is designing a roadmap of the investor’s investment
criteria. MG&A manages the due diligence process in order to
provide a thorough evaluation of alternatives through a network
of vendors supporting and supplying the process.
MG&A assists clients with the disposition of property held by
a client or as part of the development process. MG&A is able
to streamline the disposition process to achieve rapid execution
and maximum pricing. To ensure that the end result is diligently
and professionally serviced,
MG&A will employ a multi-phased action plan that will be customized
to the specific needs of the seller. The thorough, step-by-step
disposition process will focus on the seller’s objectives,
while providing maximum decision-making flexibility.
Urban Design / Masterplanning
MG&A performs comprehensive land utilization analysis and site
planning in order to determine the master plan for a development
project. Utilizing data collected and analyzed in the market analysis
phase, as well as specific attributes of the site, alternative development
plans are created. Alternatives are evaluated and a final design
selected on the basis of design, cost and potential return on investment.
MG&A coordinates with selected site engineering firms and architects
to develop final development documents.

Image and Identity
Programs:
The logo for Kings Grant, a large mixed-use center,
was designed to reflect the long history of the site
as the last remaining original land grant in the Carolinas
and its location at a major intersection in the interstate
system. The logo for Oak Hill, a residential community,
reflected its location and principal large tree canopy
as amenities. |

Park Avenue Mixed
Use Development: MG&A created a development strategy
for an under-utilized 3.4-acre site, characterized
by decaying buildings and located within one mile
of downtown Charlotte. This complex mixed-use project
successfully resulted in the development of two mixed-
use buildings with shared structured parking. A four-story
retail and office building was constructed along the
principal arterial corridor. The second building,
located along the crossing arterial, contained three
floors of condominiums over office/retail. |
